  3. Email notifications to potential buyer as new properties hit the market that fall within their search criteria.
  4. Set up and coordinate all showings for any properties the buyer wishes to see.
  5. Recent active, pending, and sold comparables are researched and presented for any property the buyer wishes to submit an offer on, so the buyer can understand the true market value of the home.
  6. Guide buyer through the offer process, giving insight and step by step instructions, including explaining additional terms if the property is a specialized sale (i.e. probate, short sale, REO, etc.)

  9. Upon an accepted offer, guide buyer though all paperwork including disclosures & brokerage paperwork, escrow paperwork, inspection reports, termite report, retrofit report, 9A report, and preliminary title report.
  10. Help coordinate and refer any licensed inspectors and professional service people needed during the inspection and investigation period of escrow.
  11. Negotiate with the seller’s agent on any potential repairs or credits needed based on inspection findings.
  12. Work with lender to ensure financing is completed on time.
  13. Assist in a smooth escrow closing that falls within the given timeframe specified in the purchase contract.
  14. Provide the buyer with a great overall purchase experience.
